I would like to know if I can make a workflow with text and to have variables in the text that are changing depending on the 'Single Choice' choice? or do I need to make 2 different workflows for each choice? Example: Workflow Text- What land would you like to {type}? User chose Buyer: same Workflow Text - What land would you like to buy? User chose Seller: same Workflow Text - What land would you like to sell?

Both approach can work. You can create a workflow for buy and one for sell. You can also add a new node after choosing buyer/seller.
